See What the Naked Eye
Cannot — Before It's Too Late

Infrared thermography uses thermal imaging technology to detect temperature anomalies invisible to the naked eye — hot spots in electrical panels, overloaded circuits, loose connections, and hidden moisture intrusion — before they become failures, fires, or costly emergency repairs.

At GCE, our certified Level II Thermographers operate under the direct supervision of a Licensed Professional Engineer — the combination required by Miami-Dade County Section 8-11(f) and Broward's Board of Rules and Appeals (BORA) for buildings with 400-amp or greater electrical service undergoing recertification. One firm, one report, fully accepted.

  • Level II Certified Thermographers — ASNT SNT-TC-1A compliant
  • PE-signed and sealed thermographic inspection report
  • Required for 40/50/60-year recertification — 400A+ systems
  • FLIR professional-grade infrared cameras, properly calibrated
  • Accepted by all Miami-Dade and Broward municipalities
  • Fast turnaround — report delivered within 24–48 hours
  • No additional third-party sign-offs required

Watch Our Engineer Explain
Thermographic Inspection

Alioskar Ganem, PE explains what a Thermographic Inspection involves, why it's required for building recertification in South Florida, and what property owners and managers need to know.

Thermographic Inspection explanation by Alioskar Ganem PE - GCE Miami

Is Your Building Required to Have a Thermographic Inspection?

Under Miami-Dade County Section 8-11(f) and Broward BORA Guidelines, any building with an electrical service of 400 amperes or greater must include a Level II Thermographic Inspection as part of its 40-year, 50-year, or 60-year recertification. The inspection must be performed by a Level II or higher Certified Thermographer with documented electrical field experience — and the report must be signed and sealed by a Licensed Professional Engineer to be accepted by all South Florida municipalities.

Scope of Inspection

Electrical Equipment We Inspect
with Infrared Thermal Imaging

Per BORA-approved guidelines, the following electrical components must be included in every thermographic inspection for buildings undergoing recertification with 400A+ electrical service.

Switchgear & Switchboards

Main and distribution switchgear — thermal scanning of bus connections, switch contacts, and incoming service terminals.

🔌

Panelboards

All distribution panelboards (excluding dwelling unit load centers) — breaker connections, bus bars, and lugs.

🔧

Disconnects & Fusible Switches

Service disconnects, motor disconnects, and fusible switches — connection points and fuse holders.

🔄

Transfer Switches

Automatic and manual transfer switches — critical for generator-fed buildings and emergency power systems.

🏭

Transformers

Dry-type and liquid-filled transformers — core temperature, winding connections, and tap changer positions.

📊

VFDs, Starters & Controls

Variable frequency drives, motor starters, and control panels — power connections, SCR assemblies, and bus connections.

📦

Busways & Gutters

Bus duct systems, wireways, and junction boxes — connection points, splices, and tap-off units.

🔋

Meter Centers & Riser Panels

Multi-tenant meter centers and riser panels — main lugs, meter socket connections, and service conductors.

What Infrared Detects

Hidden Problems That Can
Cause Fires, Failures & Fines

Thermal imaging identifies electrical anomalies that have no visible symptoms — until they fail catastrophically.

🔴

Hot Spots & Overheating Connections

Loose or corroded connections create resistance — generating heat that causes insulation damage, arcing, and electrical fires. Infrared finds them before they ignite.

Overloaded Circuits & Conductors

Conductors carrying more current than their rating show elevated temperatures across their length — a condition that degrades insulation and increases fire risk over time.

🔄

Phase Imbalance

Unbalanced loads across three-phase systems cause one phase to run hotter — creating inefficiency, equipment stress, and premature failure of motors and transformers.

💧

Moisture Intrusion

Water infiltration into electrical enclosures shows as distinct thermal patterns — allowing detection before corrosion, short circuits, or equipment failures occur.

🔧

Failing Fuses & Breakers

A fuse or breaker approaching the end of its service life generates excess heat under load — thermography identifies them before they fail open or cause a system outage.

Our Thermographic Services

Complete Infrared Inspection
Services for South Florida

From mandatory recertification inspections to preventative maintenance programs — GCE's thermographic inspection services cover every need.

🏢

40 / 50 / 60-Year Recertification

Why GCE

Level II Thermographers +
PE License. No Other Firm
Needed.

01

The Only Combination Municipalities Require

Miami-Dade and Broward require the thermographic report to be signed and sealed by a Licensed PE — and performed by a Level II Thermographer. At GCE, both qualifications exist in-house. No coordination between two firms, no delays, one report accepted everywhere.

02

Professional FLIR-Grade Equipment

Our inspections use calibrated FLIR professional infrared cameras — not consumer-grade equipment. Proper calibration is critical for accurate temperature readings on small targets like wire lugs from a safe inspection distance.

03

Part of Your Complete Recertification

GCE handles both the structural inspection and the thermographic inspection for your recertification — one firm, one point of contact, one submission to the building department. Simpler and faster for your building.

04

Fast Report Turnaround

Thermographic inspection reports delivered within 24–48 hours of the site visit — PE-signed, municipality-formatted, and ready for submission with your recertification package.

Level II Thermographic Inspection Services in Miami-Dade & Broward County

Ganem Consulting Engineering (GCE) provides Level II Certified Thermographic Inspection services for commercial buildings, condominiums, and multifamily properties throughout South Florida. Our infrared electrical inspections are required by Miami-Dade County Section 8-11(f) and Broward County BORA guidelines for buildings with electrical service of 400 amperes or greater undergoing 40-year, 50-year, or 60-year building recertification. Every GCE thermographic inspection report is signed and sealed by a Florida Licensed Professional Engineer — fully accepted by all municipalities in Miami-Dade and Broward County including the City of Miami, Miami Beach, Coral Gables, Aventura, North Miami, Hialeah, Doral, Fort Lauderdale, Hollywood, Hallandale Beach, Pembroke Pines, Miramar, and Coral Springs.

GCE's unique advantage is the combination of Level II Thermographer certification and Professional Engineering licensure under one roof. Many buildings fail their recertification thermographic inspection requirement because the inspector is not properly certified or the report is not PE-signed. With GCE, your thermographic inspection report satisfies every requirement imposed by Miami-Dade's Board of Rules and Appeals and Broward's building department — with no additional third-party sign-offs needed. Our FLIR professional-grade infrared cameras are properly calibrated per ASNT SNT-TC-1A standards, ensuring accurate temperature measurements on all critical electrical components including switchgear, panelboards, transformers, transfer switches, VFDs, starters, and busways.

Beyond building recertification, GCE's thermographic inspections serve property managers, insurance carriers, and facility engineers as part of annual preventative maintenance programs required by NFPA 70B — detecting overheating connections, phase imbalances, overloaded conductors, and failing equipment before they cause fires, outages, or costly emergency repairs.
